EndresWare collaborated with the architect to transform a concrete warehouse on a bayside lot into a three-story, 22-unit, 40,000 sf live-work condominium complex. EndresWare analyzed five potential systems before selecting a steel and timber frame structure that they braced concentrically and grounded on piles. Major concrete wall sections were removed from the shell replacing massive with minimalist structure. Inside, an independent mat foundation floats within supporting plywood shear walls and exposed steel joists, and a freestanding, cantilevered stair constructed of folded sheet metal highlights the interior corridors.
